Painting, recorded room by room

Common areas, master bedroom, bathrooms, ensuites, toilets, the powder room and the ground floor were each recorded separately. That is not padding; it is how a builder's trades are actually dispatched.

The stairs

Balustrades left unpainted, and masking tape still attached to them at practical completion. Tape on a handrail is evidence the painter never came back to that element.

Glazing and joinery

Mirrors marked, a window frame damaged, a laundry trough marked, a splashback recorded. Small items, cheap now, awkward after settlement.

The building items

Caulking outstanding at wall, eave, door and window joints. Pipe penetrations through the external wall unsealed. Grading still required around the house. These are envelope items, not finish.

The one that matters most

The termite management notice not installed. It is required under AS 3660 and it is the only record of what protects the house from termites.
