On the Oran Park handover behind these photographs the fixing stage items had survived to completion: balustrades unpainted with masking tape still attached, mirrors and glazing marked, a window frame damaged and external render still to be finished. Every one of those is a fixing stage item found three months too late.

Because paint fills gaps and covers damage, and once it has, arguing that a mark was there beforehand becomes your word against the builder's.
It is evidence rather than a defect. Tape still on a handrail at handover means the painter never returned to that element, which is worth knowing before you sign.
