Two standards
AS 4349.1 covers the building, AS 4349.3 covers timber pests. Different scopes, different exclusions, two separate reports.
One attendance
The access is the same, the roof space is the same, and the vendor's patience is finite. Doing both at once costs less and takes one appointment.
Where they overlap
Moisture. Water held at a wall is a building observation and a conducive condition at the same time, and it appears in both reports for different reasons.
Where they do not
Structural cracking is a building matter alone. Signs of old termite activity belong to the pest report alone, and recording them is not a finding of live activity.
On a Gledswood Hills purchase
The building report is the one to read closely, because the stock is new. The pest report earns its place by confirming the termite system and its notice.
